Water damage can happen fast, and when it does, one of the first questions most homeowners ask is: “Will my insurance cover this?” It’s a fair question, but the answer is not always simple.
At Premier Restoration, we’ve helped homeowners across Greenville, Anderson, Belton, Easley, and surrounding Upstate South Carolina communities through water damage cleanup, drying, repairs, and full reconstruction for more than 25 years. One thing we’ve learned is that insurance coverage often depends less on the damage itself and more on what caused it.
Before filing a claim, it’s worth slowing down for a moment and asking the right questions.
Start With the Root Cause
Before filing a property insurance claim, ask:
- What caused the damage?
- Is that cause typically covered by my policy?
- Is it listed as an exclusion?
For example, water damage from a burst pipe may be handled very differently than water coming in from the ground, a leaking roof, or long-term wear and tear.
Understanding the cause is one of the most important first steps.
Water Damage May Be Covered if It’s Sudden and Accidental
In many cases, homeowners insurance may help with sudden and accidental water damage, such as:
- Burst pipes
- Appliance or plumbing failures
- Water heater leaks
- Certain storm-related openings
But coverage can vary depending on your policy, deductible, exclusions, and how quickly the issue was discovered.
Groundwater and Outside Rainwater Are Often Not Covered
This is one of the biggest surprises for South Carolina homeowners.
In many cases, standard homeowners insurance does not cover rainwater or groundwater entering from outside the home. That can include:
- Water coming in under a door
- Foundation leaks
- Overflowing French drains
- Landscaping or grading issues
- Surface water after heavy rain
These types of losses are often considered flood-related, which usually requires a separate flood insurance policy. Many homeowners do not carry flood insurance unless they are in a flood zone, but damaging water can happen outside those boundaries too.
Mold Coverage Can Be Limited
Mold coverage is often more complicated than people expect.
Some insurance carriers:
- Deny mold or microbial growth altogether
- Cap mold coverage at a certain amount
- Cover part of the rebuild, but not always the cleanup itself
Mold claims are very case-specific and may depend on:
- The type of original loss
- How quickly the damage was discovered
- Your policy language
The earlier mold is caught, the less expensive it usually is to remediate.
Sewer Backup May Require Extra Coverage
Many homeowners assume sewage backup is automatically covered, but that is not always true. Some carriers only cover sewage backup if you added it as an endorsement or rider before the loss happened.
If you are on city sewer lines, in an older neighborhood, or in an older home, it’s worth checking your policy now to make sure you have that coverage.
Roof Leaks Are Not Always an Insurance Claim
If a roof leak is caused by clear storm damage, such as hail or wind, coverage may be possible.
But if the leak is caused by:
- Wear and tear
- Deterioration
- Age
- Lack of maintenance
…many carriers are likely to deny the claim.
That is why regular roof inspections are so important. Many roofs eventually need replacement due to age alone, and that is usually considered maintenance, not an insurance loss.
Ask if the Claim Is Worth Filing
Even if the damage may be covered, filing a claim is not always the best option.
Ask yourself:
- Is the cost of repairs significantly higher than my deductible?
- Will I lose a claim-free discount?
- Could my premium increase at renewal?
If your deductible is $1,000 and the repairs are only slightly above that, paying out of pocket may sometimes make more sense.
Timing Matters
The longer water damage goes unnoticed, the more complicated things can get.
A small leak caught quickly may be manageable. But if it sits for months and leads to warped floors, hidden moisture, or mold, some insurance companies may see that as delayed reporting or neglect.
That is why it is so important to act fast and document everything.
Yes, You Can Choose Your Own Contractor
South Carolina is a Right to Choose state, which means you are not required to use the contractor your insurance company recommends.
You have the right to choose the team you trust for:
- Mitigation
- Remediation
- Repairs
- Reconstruction
At Premier Restoration, we help homeowners through the full process, from emergency water removal and structural drying to repairs and full reconstruction, so you are not left coordinating multiple companies during an already stressful time.
Know Your Policy Before You Need It
One of the best things you can do as a homeowner is review your policy before an emergency happens.
Ask your insurance agent about:
- Sudden water damage coverage
- Flood insurance
- Mold limits
- Sewer backup endorsements
- Roof leak exclusions
- Deductibles and claim-free discounts
A short conversation now can save a lot of confusion later.
